The scheme envisages 600,000 sq ft of mixed-use residential, retail, office and leisure space, together with supporting community facilities including a crèche, local shops and a community centre. Buildings have been offset along the waterside to enhance sunlight penetration and allow each of the potential 400 apartments a view over the canal. Shared communal gardens have been located between each building, beneath which lie parking spaces for 500 cars.

A floating 600 seat restaurant, adjacent to the canal and opposite Manchester United Football Ground, is intended to form the focus of the scheme and make innovative use of previously redundant dock moorings.
