This retail development responds to a brief set by Burnley Borough Council to create a new shopping centre, providing 300,000 sq ft of retail space, leisure facilities, a hotel and parking for 500 cars. Due to start on site in Autumn 2007, the proposal links the existing town centre to adjacent retail parks by reinforcing pedestrian routes and forms two new external civic spaces.

Designed as a contemporary response to the existing built fabric, the building envelope utilises a variety of modern materials to address both the internal core spaces and the urban steel pattern. Within the development, orientation of retail units allows for maximum visibility and transparency.
